The Starling

The Starling is very much a cash calf. As a Dual Key (two studios) it will earn approximately $200/week /studio or $20,000pa. This would be approximately 20% more than it would earn as a two bedroom one bathroom minor dwelling. This may sound odd however it is true. It will also cost a bit more to build with the 2nd bathroom however this will be recovered over time.

Often it will easily fit on a section with an existing dwelling already on it. The property must be zoned to allow for an auxillary dwelling which is what these minor dwellings are commonly known as in Hamilton and the Waikato. If someone already has a property this could be done on, then the return could just be calculated on the cost of the new dwelling and it would be up around 10%.
